I've been here for 17 years and Crime rate is something to consider -Florence sits at 502.0 per 100K. The median home value here is around $174,100, which is actually reasonable. The suburbs are where most families end up. Am I overthinking this? Any help is appreciated. It's changing fast -some good, some not so much. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much.
