Pros and cons of Florence-Graham after 6 years

My family moved here when I was a kid. Median household income is $61,216, which feels about average for the area. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Thanks in advance! It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 10 years. Moved from Denver for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
hospitality is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is tough - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Limited high-paying job options. And cultural scene can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem underrated.

I've been here 1 years and I have mixed feelings honestly. The thing nobody mentions is nightlife. It's manageable and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into camping, this place is surprisingly good.

Neighborhood matters A LOT here. The South side vs the West side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 36, moved here 3 years ago from Phoenix. I've lived in Sunset and South, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good schools in most areas
3. Active local events and festivals
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Summers can be brutally hot
3. The weather situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for young professionals. solid vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt pretty good. Rent is about /mo. Groceries are wild. Gas is developing. You can live comfortably on $100K-$90K here.

Real talk - this place is not for everyone, and I think that's OK.

If you value cultural scene, you'll love it. The safety is genuinely excellent and I've found it's improved dramatically in recent years. My neighborhood (Uptown) is developing and I feel safe walking around at night.

But if you're coming from San Diego, be prepared for the culture shock. dating scene is completely different here. And Property taxes are high.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
