Why I chose Florence-Graham over bigger cities

Been meaning to ask this. I work in food service and The median home value here is around $499,100, which is pretty steep. Poverty rate is 17.8%, which is higher than I expected. Average temperature is around 65--F, so the weather is moderate. Homes are going for about $499,100 on average. Property taxes are high but you get good services. Public transit needs a lot of work honestly. The city has invested a lot in new development. Any advice would be great. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.
