Housing market in Florence right now

Not sure if this has been asked before, but I grew up here but left for a while. Rent is about $1,199/month for a decent place. Median household income is $68,508, which feels about average for the area. The unemployment rate is 1.7%, which is pretty low. The food scene here is surprisingly good. The city has invested a lot in new development. I'd say it's better for families than young singles. The suburbs are where most families end up.

Pros:
- Affordable cost of living
- Friendly people
- Diverse community
- Strong sense of community
- Plenty of shopping options

Cons:
- Not very walkable
- Limited dining options
- Limited cultural events
Am I overthinking this? It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. There's a growing tech scene which is exciting. Cost of living is definitely rising, but still manageable.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 49, moved here 11 years ago from LA. I've lived in Highland and Maple Ridge, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Four distinct seasons
3. Diverse dining options
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Can feel isolated
3. The public transit situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for couples. underrated vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is competitive. You can live comfortably on $50K-$100K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Houston and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Meadowbrook. It's surprisingly good for what you get.

Jobs: The market is reasonable right now, especially in hospitality. If you're in real estate you might struggle.

People: Generally hit or miss. It took about 6 months to build a solid friend group.

Food: average. Tons of options if you like Thai.

Give it a chance - it might surprise you..

Public transit is excellent here. You'll probably need a car for most things. it's been a really good experience overall.
