The good and bad of living in Florida Ridge

Not sure if this has been asked before, but Household incomes average around $64,956 in Florida Ridge. It's a a small town city with about 21,517 people. Homes are going for about $250,500 on average. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level.

Pros:
- Low crime in most areas
- Diverse community
- Easy commute
- Plenty of shopping options

Cons:
- Sprawl everywhere
- Lack of diversity
- Boring for young people
- Poor road conditions
- Mosquitoes and humidity
Any advice would be great. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 3 years. Moved from Houston for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
healthcare is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Not a lot of cultural diversity. And safety can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The outdoor recreation is genuinely surprisingly good and I've found I have mixed feelings honestly. My neighborhood (Meadowbrook) is stable and I feel safe walking around at night.

But if you're coming from Phoenix, be prepared for the culture shock. school system is completely different here. And Limited shopping options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Bought a house here in 2024 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 7 years and I love the pace of life here. The thing nobody mentions is weather. It's wild and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into rock climbing, this place is hit or miss.

Neighborhood matters A LOT here. The Highland side vs the Riverside side are basically different cities. Make sure you visit both before deciding.
