Affordable areas near Flowing Wells?

Anyone else feel this way? Rent is about $1,123/month for a decent place. Let me know your thoughts.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 32, moved here 11 years ago from Salt Lake City. I've lived in Meadowbrook and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Diverse dining options
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Road conditions need improvement
3. The healthcare situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. better than expected vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt challenging. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $70K-$130K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. healthcare used to be much manageable but now it's surprisingly good.

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The outdoor recreation is genuinely tough and I've found the quality of life is solid. My neighborhood (Pine Hills) is reasonable and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. weather is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 14 years and I'd say the quality of life is solid. The walkability is excellent compared to other places I've lived. Overall Good luck with whatever you decide..
