Been meaning to ask this. Poverty rate is 3.3%, which is pretty low. Homes are going for about $702,200 on average. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly.

Hot take but it's exactly what I was looking for. I know a lot of people disagree but after 5 years here, that's my honest assessment.

Used to live on the Pine Hills side, now on the Eastside side. Completely different vibe. I love the pace of life here.

Bought a house here in 2020 and I love the pace of life here. Property values have gone about the same since then.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 3 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is cost of living. It's growing and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into kayaking, this place is excellent.
Neighborhood matters A LOT here. The Sunset side vs the East side are basically different cities. Make sure you visit both before deciding.

I'd say the biggest thing people don't talk about is nightlife. I'm still on the fence after all this time. Worth doing your research before committing.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's exactly what I was looking for. Would recommend to anyone considering it..

My experience has been mostly positive. I have mixed feelings honestly. The only thing I'd watch out for is food scene. Other than that, Hope this helps!.
