Rent vs buy in Ford Heights -what makes sense?

OK so I'm a remote worker and Poverty rate is 36.5%, which is higher than I expected. It's a a small town city with about 1,587 people. Median household income is $34,323, which feels on the lower side for the area. The median home value here is around $48,000, which is actually reasonable. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I wouldn't want to live anywhere else right now. No regrets on my end..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 3 years. Moved from Baltimore for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
finance is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is average - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited shopping options. Bugs and humidity in summer. And weather can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The healthcare is genuinely tough and I've found it was the best decision I ever made. My neighborhood (Downtown) is manageable and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. weather is completely different here. And Can feel isolated.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
