You can expect to pay around $1,976 for rent here. Poverty rate is 2.4%, which is pretty low. The food scene here is surprisingly good. The school system varies a lot by neighborhood. I've lived in Pine Hills for about 8 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Phoenix, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- The school system scene is decent
The downsides:
- Winters are long and cold
- Limited high-paying job options

OK so I've been meaning to write this for a while. I moved here 3 years ago from LA and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Riverside. It's excellent for what you get.
Jobs: The market is reasonable right now, especially in government. If you're in tech you might struggle.
People: Generally improving. It took about 10 months to build a solid friend group.
Food: hit or miss. Tons of options if you like Southern.

Gonna give a different perspective here since most replies seem decent.
I've been here 1 years and I love the pace of life here. The thing nobody mentions is housing market. It's manageable and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into running, this place is average.
Neighborhood matters A LOT here. The Maple Ridge side vs the West side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 49, moved here 15 years ago from San Francisco. I've lived in Sunset and Riverside, and traveled to most parts of the metro.
**What I love:**
1. Nice parks and green spaces
2. Strong job market in several industries
3. Affordable housing options
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Nightlife is limited
3. The school system situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for couples. improving vibes, walkable.
- Riverside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $90K-$140K here.
