Rent in Fort Collins getting crazy

Longtime lurker here, I'm a nurse at the local hospital and The median home value here is around $548,400, which is pretty steep. It's a a mid-size city city with about 170K people. You can expect to pay around $1,661 for rent here. The unemployment rate is 3.6%, which is pretty low. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. The weather takes some getting used to.

Pros:

- Good airport connections

Cons:
- Cold winters
- Limited nightlife
- Sprawl everywhere

My experience has been mostly positive. I love the pace of life here. The only thing I'd watch out for is housing market. Other than that, It's not for everyone but it works for us..

I've been in Sunset for 10 years. Moved from Tampa for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
engineering is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is underrated - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Not a lot of cultural diversity. And traffic can be frustrating.

**Bottom line:**

Background: I'm a sales manager, 27, moved here 6 years ago from Baltimore. I've lived in Eastside and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Homeless population growing downtown
3. The public transit situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for remote workers. hit or miss vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt average. Rent is about /mo. Groceries are competitive. Gas is stable. You can live comfortably on $80K-$110K here.
