Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The healthcare is genuinely solid and I've found I love the pace of life here. My neighborhood (Cedar Grove) is stable and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. pet-friendliness is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Bought a house here in 2020 and it's exactly what I was looking for. Property values have gone down slightly since then.

Renting here right now, paying about /mo for a 4-bedroom. I have mixed feelings honestly. Compared to San Diego it's challenging.

Great question. I'll try to be comprehensive here.
I'm a physical therapist who relocated here from Pittsburgh about 1 years ago. The main reasons were cost of living and school.
Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Strong job market in several industries
Cons that are real:
- Nightlife is limited
- Dating scene is rough
Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is better than expected.
Socially, I love the pace of life here. It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 14 years ago from Dallas and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 1-bed in Eastside. It's decent for what you get.
Jobs: The market is established right now, especially in finance. If you're in hospitality you might struggle.
People: Generally solid. It took about 6 months to build a solid friend group.
Food: surprisingly good. Tons of options if you like Southern.
