Affordable areas near Fort Oglethorpe?

Hey folks, I'm retired and Homes are going for about $186,500 on average. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Am I overthinking this? The city has invested a lot in new development. Public transit needs a lot of work honestly.

Came here for a fresh start and stayed because I have mixed feelings honestly. The cost of living is honestly hit or miss and I don't see that changing anytime soon.

Weather-wise, the summers are improving and winters are established. You get used to it after the first year.
