First time home buyer in Four Corners

Been meaning to ask this. I'm a nurse at the local hospital and Crime rate is something to consider -Four Corners sits at 146.9 per 100K. Homes are going for about $262,700 on average. You can expect to pay around $1,609 for rent here. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Should I be concerned? Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that.

Renting here right now, paying about /mo for a 4-bedroom. it exceeded my expectations. Compared to Minneapolis it's average.

Gonna give a different perspective here since most replies seem average.

I've been here 6 years and I love the pace of life here. The thing nobody mentions is traffic. It's growing and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into skiing, this place is pretty good.

Neighborhood matters A LOT here. The Maple Ridge side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 9 years. Moved from Raleigh for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is excellent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited shopping options. And cultural scene can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 10 years ago from Salt Lake City and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Pine Hills. It's surprisingly good for what you get.

Jobs: The market is stable right now, especially in manufacturing. If you're in real estate you might struggle.

People: Generally decent. It took about 10 months to build a solid friend group.

Food: improving. Tons of options if you like Asian.

I'm a social worker who relocated here from Boston about 7 years ago. The main reasons were weather and quality of life.

Pros I've experienced:
- Growing food and restaurant scene
- Decent public transit for the size
- Affordable housing options

Cons that are real:
- Traffic during rush hour is rough
- Limited high-paying job options

Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is challenging.

Socially, I love the pace of life here. It's not for everyone but it works for us..
