Cheapest neighborhoods in Francisville?

Hey, Been living here since 2010. Median household income is $146,280, which feels pretty solid for the area. Average temperature is around 55--F, so expect cold winters. Property taxes are high but you get good services. What neighborhoods would you suggest? Traffic can be rough during rush hour, no sugarcoating that. Came here for a job opportunity and stayed because I genuinely enjoy living here. The traffic is honestly excellent and I don't see that changing anytime soon.

Hot take but the quality of life is solid. I know a lot of people disagree but after 10 years here, that's my honest assessment.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The safety is genuinely surprisingly good and I've found it's exactly what I was looking for. My neighborhood (Midtown) is wild and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. pet-friendliness is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Pine Hills for about 10 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Charlotte, I was surprised by job market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Low crime in most neighborhoods
- Strong sense of community
- The housing market scene is pretty good

The downsides:
- Bugs and humidity in summer
- Far from beaches/mountains

Overall I'd rate it 9/10 for couples. Feel free to reach out with questions..

Public transit is hit or miss here. You'll probably need a car for most things. I have mixed feelings honestly.

I'm a physical therapist and I've found it was the best decision I ever made. The community is average and there's always something going on.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, the quality of life is solid. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in North for 2 years. Moved from Raleigh for work. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
education is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is underrated - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Can feel isolated. And safety can be frustrating.

**Bottom line:**
For couples, I'd say this is a 8/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

I've been living here for 15 years and I'd say I have mixed feelings honestly. The walkability is pretty good compared to other places I've lived. Overall Give it a chance - it might surprise you..

Weather-wise, the summers are decent and winters are pricey. You get used to it after the first year.
