Thinking about relocating to Franconia from Los Angeles

Longtime lurker here, I'm a college student here and Crime rate is something to consider -Franconia sits at 182.7 per 100K. Household incomes average around $152,007 in Franconia. The median home value here is around $557,800, which is pretty steep. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. Anyone in a similar situation? The food scene here is surprisingly good. The weather takes some getting used to. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in West for 10 years. Moved from Atlanta for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
finance is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. West schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Property taxes are high. And community vibe can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem decent.

I've been here 6 years and it exceeded my expectations. The thing nobody mentions is healthcare. It's growing and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into camping, this place is tough.

Neighborhood matters A LOT here. The Cedar Grove side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..
