Best neighborhoods to rent in Fraser?

Hey folks, I'm a teacher here and Homes are going for about $193,600 on average. Household incomes average around $61,118 in Fraser. The city has invested a lot in new development. Am I overthinking this? Appreciate any input. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood.

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The housing market is genuinely challenging and I've found I'm still on the fence after all this time. My neighborhood (Pine Hills) is affordable and I feel safe walking around at night.

But if you're coming from Minneapolis, be prepared for the culture shock. school system is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

But if you're coming from Houston, be prepared for the culture shock. safety is completely different here. And Dating scene is rough.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Uptown for 5 years. Moved from Dallas for work. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
manufacturing is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is excellent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Uptown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited entertainment options. And safety can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 39, moved here 12 years ago from LA. I've lived in Cedar Grove and North, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Lots of new development happening
3. Four distinct seasons
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Dating scene is rough
3. The nightlife situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for remote workers. pretty good vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is manageable. You can live comfortably on $80K-$70K here.

**Final verdict:**
