Friendswood housing prices -when will it stop?

Hey everyone, I'm originally from Dallas and Homes are going for about $399,500 on average. Average temperature is around 71--F, so it's warm year-round. It's a a smaller city city with about 40,827 people. With a population of 40,827, Friendswood is a smaller city. Median household income is $125,052, which feels pretty solid for the area. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services.

Pros:
- Great weather
- Friendly people
- Good schools
- Easy commute
- Plenty of shopping options

Cons:
- Traffic can be terrible
- High property taxes
- Poor road conditions
- Mosquitoes and humidity
- Not enough green space
The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. I've lived in Oak Park for about 3 years now, so I can give you a pretty detailed perspective.

the quality of life is solid. When I first moved here from San Diego, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Affordable housing options
- The outdoor recreation scene is improving

The downsides:
- Chain restaurants dominate
- Homeless population growing downtown

Overall I'd rate it 7/10 for families. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 1 years. Moved from Pittsburgh for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
government is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is solid - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Property taxes are high. And food scene can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem average.

I've been here 11 years and it's been a really good experience overall. The thing nobody mentions is cultural scene. It's manageable and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into camping, this place is pretty good.

Neighborhood matters A LOT here. The Midtown side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..
