Been meaning to ask this. The median home value here is around $124,400, which is actually reasonable. Homes are going for about $124,400 on average. Rent is about $956/month for a decent place. Poverty rate is 15.5%, which is higher than I expected. The food scene here is surprisingly good. The weather takes some getting used to. There's a growing tech scene which is exciting. The suburbs are where most families end up. The suburbs are where most families end up.

Moved here from San Diego about 9 years ago. I'm still on the fence after all this time. Still getting used to public transit but Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 43, moved here 4 years ago from New York. I've lived in Lakewood and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Diverse dining options
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Bugs and humidity in summer
3. The job market situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Lakewood: Great for retirees. solid vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from New York, everything felt decent. Rent is about /mo. Groceries are reasonable. Gas is reasonable. You can live comfortably on $90K-$90K here.
**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.
