Alright, Been living here since 2016. Poverty rate is 21.5%, which is higher than I expected. It's a a smaller city city with about 33,617 people. Homes are going for about $101,900 on average. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable.

Pros:

- Traffic can be terrible

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. school system used to be much reasonable but now it's challenging.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 9 years. Moved from Nashville for work. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
hospitality is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is tough - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Can feel isolated. And outdoor recreation can be frustrating.

**Bottom line:**
