That said, the weather is legit. And if you're into surfing, this place is solid.
Neighborhood matters A LOT here. The Cedar Grove side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.
If you value community vibe, you'll love it. The housing market is genuinely surprisingly good and I've found it's been a really good experience overall. My neighborhood (Uptown) is established and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. community vibe is completely different here. And Dating scene is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Raleigh about 1 years ago. The main reasons were school and retirement.
Pros I've experienced:
- Good schools in most areas
- Low crime in most neighborhoods
- Strong sense of community
Cons that are real:
- Limited high-paying job options
- Not a lot of cultural diversity
Financially, we've found it better than expected compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is average.
Socially, I genuinely enjoy living here. No regrets on my end..

I've lived in Pine Hills for about 11 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Austin, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Lots of new development happening
- The traffic scene is challenging
The downsides:
- Limited shopping options
- Bugs and humidity in summer
Overall I'd rate it 7/10 for couples. It's not for everyone but it works for us..
