Rent vs buy in Gainesville — what makes sense?

Hey everyone, I'm a nurse at the local hospital and Median household income is $45,611, which feels on the lower side for the area. Household incomes average around $45,611 in Gainesville. The unemployment rate is 2.8%, which is pretty low. It's a a mid-size city city with about 144K people. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. Property taxes are high but you get good services. Let me know your thoughts. Cheers. Public transit needs a lot of work honestly.

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The job market is genuinely excellent and I've found I genuinely enjoy living here. My neighborhood (North) is competitive and I feel safe walking around at night.

But if you're coming from New York, be prepared for the culture shock. walkability is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Came here for retirement and stayed because it's exactly what I was looking for. The food scene is honestly surprisingly good and I don't see that changing anytime soon.
