Freelancing from Garden Acres -experience?

Been meaning to ask this. I'm a nurse at the local hospital and It's a a small town city with about 10,417 people. Household incomes average around $62,895 in Garden Acres. Poverty rate is 14.2%, which is around average. The unemployment rate is 8.5%, which is concerning. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Bought a house here in 2023 and the quality of life is solid. Property values have gone up a bit since then.

OK so I've been meaning to write this for a while. I moved here 5 years ago from LA and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Westside. It's surprisingly good for what you get.

Jobs: The market is stable right now, especially in marketing. If you're in education you might struggle.

People: Generally underrated. It took about 7 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Asian.
