Am I overthinking this? Appreciate any input. The weather takes some getting used to. Downtown has improved a lot in recent years.

I work in retail here and there are trade-offs but the good outweighs the bad. The job market for my field is improving. Good luck with whatever you decide..

Depends on what you're looking for honestly. If you want pet-friendliness, then yeah this place is great. But if school system matters to you, might want to look elsewhere.
