Pros and cons of Garden City after 1 years

Hello, What neighborhoods would you suggest? It's changing fast -some good, some not so much.

I'm a social worker who relocated here from LA about 3 years ago. The main reasons were a fresh start and cost of living.

Pros I've experienced:
- Great outdoor activities nearby
- Good schools in most areas
- Lots of new development happening

Cons that are real:
- Summers can be brutally hot
- Homeless population growing downtown

Financially, we've found it decent compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is solid.

Socially, it's improved dramatically in recent years. Give it a chance - it might surprise you..

I'm a lawyer who relocated here from Minneapolis about 12 years ago. The main reasons were a job opportunity and retirement.

Pros I've experienced:
- Great outdoor activities nearby
- Growing food and restaurant scene
- Decent public transit for the size

Cons that are real:
- Urban sprawl is real
- Dating scene is rough

Financially, we've found it pretty good compared to where we came from. Lots of new construction which should help. Groceries are stable, gas is underrated.

Socially, there are trade-offs but the good outweighs the bad. Your mileage may vary depending on what you're looking for..

Came here for cost of living and stayed because the quality of life is solid. The school system is honestly solid and I don't see that changing anytime soon.

- Cost of living is very reasonable
- Great outdoor activities nearby
- Good airport with direct flights

Cons that are real:
- Summers can be brutally hot
- Limited high-paying job options

Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is decent.

Background: I'm a social worker, 41, moved here 3 years ago from Dallas. I've lived in Sunset and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Nice parks and green spaces
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Homeless population growing downtown
3. The public transit situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for retirees. challenging vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt solid. Rent is about /mo. Groceries are reasonable. Gas is affordable. You can live comfortably on $90K-$100K here.

**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The food scene is genuinely improving and I've found the quality of life is solid. My neighborhood (South) is wild and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. traffic is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
