Best areas to explore in Garland?

First post here. Median household income is $74,717, which feels about average for the area. Poverty rate is 9.5%, which is pretty low. The suburbs are where most families end up. Am I overthinking this? Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots.

Used to live on the Maple Ridge side, now on the Westside side. Completely different vibe. it's not perfect but it works for me.

We moved here with our family and the quality of life is solid. Schools in East area are pretty good. Kids love it here.

OK so I've been meaning to write this for a while. I moved here 5 years ago from Portland and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Eastside. It's excellent for what you get.

Jobs: The market is growing right now, especially in engineering. If you're in marketing you might struggle.

People: Generally surprisingly good. It took about 3 months to build a solid friend group.

Food: challenging. Tons of options if you like Asian.

Would recommend to anyone considering it..

I've lived in Eastside for about 12 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from San Francisco, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Lots of new development happening
- Good internet infrastructure
- The community vibe scene is decent

The downsides:
- Not very walkable outside downtown
- Not a lot of cultural diversity

Overall I'd rate it 8/10 for families. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 33, moved here 6 years ago from New York. I've lived in Pine Hills and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good internet infrastructure
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Road conditions need improvement
3. The cultural scene situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for couples. excellent vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt improving. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $70K-$100K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
