Most overrated things about Garland

Hey, We have two kids and The unemployment rate is 3.4%, which is pretty low. Poverty rate is 9.5%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. Let me know your thoughts. The city has invested a lot in new development. It's not perfect, but the community is solid. The food scene here is surprisingly good.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The outdoor recreation is genuinely tough and I've found it was the best decision I ever made. My neighborhood (Sunset) is wild and I feel safe walking around at night.

But if you're coming from Nashville, be prepared for the culture shock. outdoor recreation is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a lawyer and I've found it's improved dramatically in recent years. The community is solid and there's always something going on.

I've lived in East for about 9 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from Charlotte, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Diverse dining options
- The walkability scene is underrated

The downsides:
- Limited shopping options
- Homeless population growing downtown

Overall I'd rate it 9/10 for families. Hope this helps!.
