Anyone else feel this way? Just moved here 15 months ago and Poverty rate is 2.9%, which is pretty low. The median home value here is around $320,300, which seems about average. Real talk - this place is not for everyone, and I think that's OK.
If you value outdoor recreation, you'll love it. The traffic is genuinely hit or miss and I've found I love the pace of life here. My neighborhood (Lakewood) is competitive and I feel safe walking around at night.
But if you're coming from Nashville, be prepared for the culture shock. traffic is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Westside for about 9 years now, so I can give you a pretty detailed perspective.
I love the pace of life here. When I first moved here from Seattle, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Good healthcare facilities
- The traffic scene is average
The downsides:
- Rising rent and home prices
- Nightlife is limited
Overall I'd rate it 9/10 for couples. Good luck with whatever you decide..

I've been here 7 years and I have mixed feelings honestly. The thing nobody mentions is food scene. It's affordable and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into surfing, this place is underrated.
Neighborhood matters A LOT here. The South side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Downtown for 5 years. Moved from Pittsburgh for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
engineering is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Dating scene is rough. And community vibe can be frustrating.
**Bottom line:**
