Housing market in Gate City right now

Crime rate is something to consider -Gate City sits at 215.4 per 100K. You can expect to pay around $600 for rent here. I'd say it's better for families than young singles. Am I overthinking this? Property taxes are high but you get good services.

Used to live on the West side, now on the Sunset side. Completely different vibe. it's improved dramatically in recent years.
