Why I chose Gatesville over bigger cities

The median home value here is around $162,000, which is actually reasonable. With a population of 16,058, Gatesville is a small town. The unemployment rate is 1.1%, which is pretty low. The food scene here is surprisingly good. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots.

Pros:
- Friendly people
- Good schools
- Lots of new development
- Walkable downtown
- Plenty of shopping options

Cons:
- Hot summers
- Limited dining options
- Mosquitoes and humidity
What are your go-to spots? Appreciate any input. Night life is decent if you know the right spots. Night life is decent if you know the right spots. It's not perfect, but the community is solid. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Property taxes are high but you get good services. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 44, moved here 8 years ago from Seattle. I've lived in Highland and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Close to major attractions
3. Affordable housing options
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Bugs and humidity in summer
3. The safety situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for families. better than expected vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt pretty good. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $80K-$70K here.

**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
