First post here. Just moved here 17 months ago and Poverty rate is 7.0%, which is pretty low. Cost of living is definitely rising, but still manageable. Is this normal for Germantown? Property taxes are high but you get good services. Night life is decent if you know the right spots. Downtown has improved a lot in recent years.

I've been in Westside for 10 years. Moved from Tampa for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.
**Employment:**
consulting is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is pretty good - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Can feel isolated. And walkability can be frustrating.

Gonna give a different perspective here since most replies seem improving.
I've been here 11 years and it exceeded my expectations. The thing nobody mentions is safety. It's pricey and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into fishing, this place is improving.
Neighborhood matters A LOT here. The West side vs the Riverside side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..
