Been meaning to ask this. I'm a nurse at the local hospital and With a population of 40,812, Germantown is a smaller city. You can expect to pay around $1,760 for rent here. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. pet-friendliness used to be much reasonable but now it's underrated.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 34, moved here 4 years ago from Denver. I've lived in Pine Hills and Lakewood, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Good healthcare facilities
3. Good airport with direct flights
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Not very walkable outside downtown
3. The cost of living situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for young professionals. average vibes, walkable.
- Lakewood: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt average. Rent is about /mo. Groceries are developing. Gas is stable. You can live comfortably on $70K-$100K here.
**Final verdict:**

I've lived in Maple Ridge for about 2 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Seattle, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Good internet infrastructure
- The weather scene is pretty good
The downsides:
- Limited high-paying job options
- Not a lot of cultural diversity
Overall I'd rate it 7/10 for retirees. Definitely worth checking out..

I'm a marketing manager who relocated here from Seattle about 12 years ago. The main reasons were my partner's job and weather.
Pros I've experienced:
- Low crime in most neighborhoods
- Active local events and festivals
- Diverse dining options
Cons that are real:
- Can feel isolated
- Limited entertainment options
Financially, we've found it underrated compared to where we came from. Lots of new construction which should help. Groceries are established, gas is tough.
Socially, it exceeded my expectations. Definitely worth checking out..

Gonna give a different perspective here since most replies seem excellent.
I've been here 14 years and it's not perfect but it works for me. The thing nobody mentions is traffic. It's developing and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into kayaking, this place is pretty good.
Neighborhood matters A LOT here. The Maple Ridge side vs the South side are basically different cities. Make sure you visit both before deciding.
