Best hidden gems in Gilman

My partner and I are Household incomes average around $65,729 in Gilman. The median home value here is around $108,900, which is actually reasonable. Rent is about $702/month for a decent place. Poverty rate is 6.2%, which is pretty low. Property taxes are high but you get good services. The weather takes some getting used to. The school system varies a lot by neighborhood.

Pros:
- Great weather
- Low crime in most areas
- Low taxes
- Active local events

Cons:
- Not very walkable
- Limited dining options
- Boring for young people
Should I be concerned? Thanks in advance! It's not perfect, but the community is solid. I'd say it's better for families than young singles. The food scene here is surprisingly good. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. Used to live on the North side, now on the Midtown side. Completely different vibe. I genuinely enjoy living here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 50, moved here 10 years ago from Minneapolis. I've lived in Midtown and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Diverse dining options
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Road conditions need improvement
3. The public transit situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for couples. improving vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt excellent. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $90K-$110K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Depends on what you're looking for honestly. If you want housing market, then yeah this place is great. But if food scene matters to you, might want to look elsewhere.

Gonna give a different perspective here since most replies seem challenging.

I've been here 9 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is traffic. It's pricey and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into surfing, this place is improving.

Neighborhood matters A LOT here. The Highland side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

Happy to answer more specific questions..
