Curious what people think. I grew up here but left for a while. Poverty rate is 10.4%, which is around average. With a population of 11,986, Gladstone is a small town. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Should I be concerned?

Came here for retirement and stayed because it was the best decision I ever made. The public transit is honestly tough and I don't see that changing anytime soon.

OK so I've been meaning to write this for a while. I moved here 2 years ago from San Francisco and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Midtown. It's hit or miss for what you get.
Jobs: The market is affordable right now, especially in marketing. If you're in finance you might struggle.
People: Generally hit or miss. It took about 10 months to build a solid friend group.
Food: tough. Tons of options if you like Southern.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Cedar Grove for 13 years. Moved from Atlanta for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
legal is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is tough - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Dating scene is rough. And dating scene can be frustrating.
