I'm a nurse at the local hospital and The median home value here is around $173,200, which is actually reasonable. The unemployment rate is 2.4%, which is pretty low. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. The food scene here is surprisingly good. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Property taxes are high but you get good services. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level.

I've lived in Sunset for about 11 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Austin, I was surprised by weather. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Good schools in most areas
- The outdoor recreation scene is better than expected
The downsides:
- Summers can be brutally hot
- Bugs and humidity in summer
Overall I'd rate it 9/10 for families. Your mileage may vary depending on what you're looking for..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. Good luck with whatever you decide..

I've been living here for 13 years and I'd say I'm still on the fence after all this time. The traffic is pretty good compared to other places I've lived. Overall Feel free to reach out with questions..

Gonna give a different perspective here since most replies seem decent.
I've been here 9 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is public transit. It's reasonable and it affects daily life more than you'd think.
That said, the weather is legit. And if you're into fishing, this place is underrated.
Neighborhood matters A LOT here. The Greenfield side vs the Downtown side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

Weather-wise, the summers are excellent and winters are affordable. You get used to it after the first year.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a software engineer, 43, moved here 11 years ago from Boston. I've lived in West and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Nice parks and green spaces
2. Active local events and festivals
3. Four distinct seasons
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Homeless population growing downtown
3. The outdoor recreation situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for couples. better than expected vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Boston, everything felt better than expected. Rent is about /mo. Groceries are wild. Gas is pricey. You can live comfortably on $90K-$130K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Renting here right now, paying about /mo for a 3-bedroom. I have mixed feelings honestly. Compared to Houston it's improving.
