Glendale housing prices — when will it stop?

OK so I'm single, late 50s, and Household incomes average around $84,262 in Glendale. Average temperature is around 62°F, so the weather is moderate. There's a real sense of community in certain neighborhoods. Any advice would be great.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 33, moved here 14 years ago from New York. I've lived in Highland and North, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Decent public transit for the size
3. Four distinct seasons
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Chain restaurants dominate
3. The cost of living situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for young professionals. surprisingly good vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt average. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $100K-$150K here.

**Final verdict:**

Came here for retirement and stayed because it exceeded my expectations. The outdoor recreation is honestly pretty good and I don't see that changing anytime soon.
