Hi all, I'm retired and It's a a smaller city city with about 32,864 people. The median home value here is around $249,000, which is actually reasonable. With a population of 32,864, Glendale Heights is a smaller city. You can expect to pay around $1,562 for rent here. The suburbs are where most families end up. The city has invested a lot in new development. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good.

Pros:

- Good internet infrastructure

Cons:
- Limited public transit
- Hot summers
- High property taxes

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 5 years. Moved from Austin for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
construction is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is tough - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Homeless population growing downtown. And public transit can be frustrating.

**Bottom line:**

The food scene here is surprisingly good. Tons of great farm-to-table places. I wouldn't want to live anywhere else right now.
