Housing market in Glendale Heights right now

Not sure if this has been asked before, but I grew up here but left for a while. Median household income is $82,232, which feels pretty solid for the area. It's a a smaller city city with about 32,864 people. The unemployment rate is 3.7%, which is pretty low. The median home value here is around $249,000, which is actually reasonable. You can expect to pay around $1,562 for rent here. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level.

Pros:
- Good schools
- Plenty of shopping options
- Active local events

Cons:
- Sprawl everywhere
- Few job opportunities in some fields
- Limited cultural events
- Homelessness issues downtown
Thoughts? The city has invested a lot in new development. Night life is decent if you know the right spots. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse.

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 3 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is healthcare. It's developing and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into hiking, this place is solid.

Neighborhood matters A LOT here. The North side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

I'd say the biggest thing people don't talk about is nightlife. it exceeded my expectations. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Lakewood for 6 years. Moved from Dallas for school. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
tech is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is pretty good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Urban sprawl is real. And housing market can be frustrating.

**Bottom line:**
For couples, I'd say this is a 5/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.
