Best and worst neighborhoods in Glendale

Hey everyone, I'm retired and With a population of 13,134, Glendale is a small town. Poverty rate is 8.4%, which is pretty low. There's a real sense of community in certain neighborhoods. Am I wrong here?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 13 years. Moved from Tampa for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2015 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
marketing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is surprisingly good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Property taxes are high. And pet-friendliness can be frustrating.

**Bottom line:**

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is outdoor recreation. Other than that, It's not for everyone but it works for us..

I've lived in Oak Park for about 2 years now, so I can give you a pretty detailed perspective.

the quality of life is solid. When I first moved here from Houston, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Four distinct seasons
- The weather scene is decent

The downsides:
- Summers can be brutally hot
- Not a lot of cultural diversity

Overall I'd rate it 8/10 for young professionals. Good luck with whatever you decide..

Weather-wise, the summers are surprisingly good and winters are reasonable. You get used to it after the first year.

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The healthcare is genuinely pretty good and I've found it's exactly what I was looking for. My neighborhood (East) is established and I feel safe walking around at night.

But if you're coming from Phoenix, be prepared for the culture shock. walkability is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Meadowbrook for about 15 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Charlotte, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Good internet infrastructure
- The food scene scene is excellent

The downsides:
- Traffic during rush hour is rough
- Far from beaches/mountains

Overall I'd rate it 6/10 for singles. Hope this helps!.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Your mileage may vary depending on what you're looking for..
