Housing market in Glendora right now

I'm originally from Sacramento and With a population of 51,350, Glendora is a smaller city. The unemployment rate is 3.8%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. Worth the trade-offs?

My experience has been mostly positive. it exceeded my expectations. The only thing I'd watch out for is cultural scene. Other than that, Good luck with whatever you decide..

OK so I've been meaning to write this for a while. I moved here 2 years ago from LA and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Lakewood. It's improving for what you get.

Jobs: The market is wild right now, especially in tech. If you're in government you might struggle.

People: Generally solid. It took about 17 months to build a solid friend group.

Food: underrated. Tons of options if you like BBQ.

Would recommend to anyone considering it..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Raleigh and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Old Town. It's decent for what you get.

Jobs: The market is reasonable right now, especially in construction. If you're in construction you might struggle.

People: Generally better than expected. It took about 7 months to build a solid friend group.

Food: challenging. Tons of options if you like Mexican.

Would recommend to anyone considering it..

Renting here right now, paying about /mo for a 2-bedroom. I genuinely enjoy living here. Compared to Chicago it's underrated.

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The food scene is genuinely surprisingly good and I've found it's been a really good experience overall. My neighborhood (Cedar Grove) is growing and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. public transit is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's improved dramatically in recent years. Definitely worth checking out..

Great question. I'll try to be comprehensive here.

I'm a sales manager who relocated here from Boston about 5 years ago. The main reasons were a fresh start and a fresh start.

Pros I've experienced:
- Active local events and festivals
- Close to major attractions
- Lots of family-friendly activities

Cons that are real:
- Urban sprawl is real
- Bugs and humidity in summer

Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are reasonable, gas is underrated.

Socially, there are trade-offs but the good outweighs the bad. Give it a chance - it might surprise you..

I've lived in Downtown for about 14 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Atlanta, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Lots of new development happening
- Close to major attractions
- The cultural scene scene is decent

The downsides:
- Rising rent and home prices
- Far from beaches/mountains

Overall I'd rate it 9/10 for families. Hope this helps!.

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Nashville and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Old Town. It's excellent for what you get.

Jobs: The market is wild right now, especially in hospitality. If you're in government you might struggle.

People: Generally surprisingly good. It took about 5 months to build a solid friend group.

Food: decent. Tons of options if you like Italian.

Good luck with whatever you decide..

Gonna give a different perspective here since most replies seem decent.

I've been here 5 years and it was the best decision I ever made. The thing nobody mentions is pet-friendliness. It's growing and it affects daily life more than you'd think.

That said, the outdoor recreation is legit. And if you're into kayaking, this place is challenging.

Neighborhood matters A LOT here. The Maple Ridge side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 50, moved here 4 years ago from Phoenix. I've lived in Midtown and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Active local events and festivals
3. Affordable housing options
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Dating scene is rough
3. The community vibe situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for retirees. excellent vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt average. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $60K-$70K here.

**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
