Considering Glenvar Heights vs Seattle -help me decide

OK so Crime rate is something to consider -Glenvar Heights sits at 352.8 per 100K. Household incomes average around $71,067 in Glenvar Heights. Poverty rate is 7.0%, which is pretty low. It's a a small town city with about 18,488 people. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Thoughts? There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Public transit needs a lot of work honestly. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 41, moved here 11 years ago from Minneapolis. I've lived in Greenfield and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Affordable housing options
3. Strong sense of community
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Road conditions need improvement
3. The traffic situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for singles. excellent vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is reasonable. You can live comfortably on $50K-$140K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I'd say the biggest thing people don't talk about is cultural scene. it's exactly what I was looking for. Worth doing your research before committing.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The housing market is genuinely surprisingly good and I've found it was the best decision I ever made. My neighborhood (Oak Park) is manageable and I feel safe walking around at night.

But if you're coming from Dallas, be prepared for the culture shock. food scene is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Eastside for about 6 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Dallas, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Good schools in most areas
- Affordable housing options
- The weather scene is tough

The downsides:
- Traffic during rush hour is rough
- Can feel isolated

Overall I'd rate it 9/10 for singles. Definitely worth checking out..

Gonna give a different perspective here since most replies seem tough.

I've been here 4 years and it exceeded my expectations. The thing nobody mentions is weather. It's stable and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into camping, this place is surprisingly good.

Neighborhood matters A LOT here. The Old Town side vs the Westside side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

I've been living here for 14 years and I'd say it's been a really good experience overall. The public transit is excellent compared to other places I've lived. Overall It's not for everyone but it works for us..

I've lived in Downtown for about 3 years now, so I can give you a pretty detailed perspective.

- Friendly community, easy to meet people
- Nice parks and green spaces
- The public transit scene is better than expected

The downsides:
- Not very walkable outside downtown
- Property taxes are high
