Biggest downsides of living in Gloucester Point?

OK so I'm single, late 40s, and The median home value here is around $286,500, which seems about average. It's a a small town city with about 11,159 people. With a population of 11,159, Gloucester Point is a small town. The city has invested a lot in new development. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Great weather
- Good job market
- Good schools
- Good healthcare facilities
- Strong sense of community

Cons:
- Traffic can be terrible
- Limited nightlife
- Lack of diversity
- Mosquitoes and humidity
Any advice would be great. The suburbs are where most families end up. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Property taxes are high but you get good services. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. Public transit is hit or miss here. You'll probably need a car for most things. I'm still on the fence after all this time.

Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Boston about 7 years ago. The main reasons were work and work.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Good internet infrastructure

Cons that are real:
- Winters are long and cold
- Homeless population growing downtown

Financially, we've found it solid compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is challenging.

Socially, I'm still on the fence after all this time. Good luck with whatever you decide..

Background: I'm a physical therapist, 31, moved here 9 years ago from Seattle. I've lived in North and East, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Lots of family-friendly activities
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Urban sprawl is real
3. The cultural scene situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for couples. underrated vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt challenging. Rent is about /mo. Groceries are growing. Gas is reasonable. You can live comfortably on $60K-$110K here.

I've lived in Riverside for about 1 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Charlotte, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:

The downsides:

The market right now is decent. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
education is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Winters are long and cold. And job market can be frustrating.
