I've been in Pine Hills for 13 years. Moved from Phoenix for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
government is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is underrated - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Dating scene is rough. And dating scene can be frustrating.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 11 years and I'm still on the fence after all this time. The thing nobody mentions is healthcare. It's reasonable and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into biking, this place is decent.
Neighborhood matters A LOT here. The Midtown side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Eastside. It's improving for what you get.
Jobs: The market is affordable right now, especially in government. If you're in government you might struggle.

Background: I'm a writer, 37, moved here 8 years ago from Salt Lake City. I've lived in North and Lakewood, and traveled to most parts of the metro.
**What I love:**

1. Winters are long and cold

I've lived in Midtown for about 4 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Minneapolis, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Low crime in most neighborhoods
- Lots of new development happening
- The school system scene is average
The downsides:
- Can feel isolated
- Homeless population growing downtown

Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The cost of living is genuinely solid and I've found I have mixed feelings honestly. My neighborhood (Eastside) is pricey and I feel safe walking around at night.
But if you're coming from Nashville, be prepared for the culture shock. cost of living is completely different here. And Limited entertainment options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a lawyer who relocated here from Atlanta about 13 years ago. The main reasons were a job opportunity and my partner's job.
Pros I've experienced:
- Nice parks and green spaces
- Good internet infrastructure
- Affordable housing options
Cons that are real:
- Nightlife is limited
- Not very walkable outside downtown
Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are developing, gas is pretty good.
Socially, it was the best decision I ever made. Would recommend to anyone considering it..
