Alright, Been living here since 2010. Homes are going for about $202,600 on average. Household incomes average around $62,439 in Grand Island. The food scene here is surprisingly good. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 15 years. Moved from Tampa for school. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is excellent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Rising rent and home prices. And cost of living can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem tough.

I've been here 2 years and it exceeded my expectations. The thing nobody mentions is outdoor recreation. It's manageable and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into skiing, this place is hit or miss.

Neighborhood matters A LOT here. The Highland side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

Public transit is solid here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.

We moved here with our family and it was the best decision I ever made. Schools in Maple Ridge area are excellent. Kids love it here.
