What I wish I knew before living in Grand Junction
Longtime lurker here, We have two kids and You can expect to pay around $1,101 for rent here. Rent is about $1,101/month for a decent place. Homes are going for about $358,300 on average. I'd say it's better for families than young singles. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. Looking forward to hearing from you all. There's a growing tech scene which is exciting. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. I'd say it's better for families than young singles.

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Greenfield. It's excellent for what you get.
Jobs: The market is developing right now, especially in consulting. If you're in manufacturing you might struggle.
People: Generally improving. It took about 15 months to build a solid friend group.
Food: hit or miss. Tons of options if you like BBQ.
It's not for everyone but it works for us..

I've lived in Midtown for about 10 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from Tampa, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Good schools in most areas
- The cost of living scene is better than expected
The downsides:
- Winters are long and cold
- Limited shopping options

I've been in Pine Hills for 13 years. Moved from Seattle for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
education is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is tough - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Nightlife is limited. And outdoor recreation can be frustrating.
**Bottom line:**

Background: I'm a writer, 53, moved here 13 years ago from Atlanta. I've lived in Oak Park and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Strong job market in several industries
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Urban sprawl is real
3. The healthcare situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Oak Park: Great for families. hit or miss vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt surprisingly good. Rent is about /mo. Groceries are established. Gas is wild. You can live comfortably on $80K-$70K here.
