First time home buyer in Grand Terrace

Longtime lurker here, We're a young couple and With a population of 13,069, Grand Terrace is a small town. Homes are going for about $465,800 on average. Median household income is $83,668, which feels pretty solid for the area. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years.

Pros:
- Affordable cost of living
- Friendly people
- Active local events
- Good airport connections

Cons:
- Limited dining options
- Poor road conditions
- Limited cultural events
Does this match your experience? The food scene here is surprisingly good. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 54, moved here 15 years ago from Houston. I've lived in Pine Hills and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Diverse dining options
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Summers can be brutally hot
3. The outdoor recreation situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. hit or miss vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt surprisingly good. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $90K-$100K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for cost of living and stayed because I wouldn't want to live anywhere else right now. The dating scene is honestly decent and I don't see that changing anytime soon.
