Homes are going for about $470,400 on average. The median home value here is around $470,400, which is pretty steep. The school system varies a lot by neighborhood. Has anyone dealt with this? It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The pet-friendliness is genuinely pretty good and I've found it's not perfect but it works for me. My neighborhood (Sunset) is growing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. pet-friendliness is completely different here. And Limited shopping options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from San Francisco about 12 years ago. The main reasons were cost of living and a job opportunity.
Pros I've experienced:
- Decent public transit for the size
- Good internet infrastructure
- Lots of family-friendly activities
Cons that are real:
- Rising rent and home prices
- Property taxes are high
Financially, we've found it average compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is challenging.
Socially, it's not perfect but it works for me. Would recommend to anyone considering it..
