Green Cove Springs quality of life -am I missing something?

Hello, Am I wrong here? Night life is decent if you know the right spots.

Hot take but it was the best decision I ever made. I know a lot of people disagree but after 10 years here, that's my honest assessment.

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from Austin about 12 years ago. The main reasons were my partner's job and my partner's job.

Pros I've experienced:
- Nice parks and green spaces
- Decent public transit for the size
- Strong job market in several industries

Cons that are real:
- Property taxes are high
- Bugs and humidity in summer

Financially, we've found it pretty good compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are reasonable, gas is challenging.

Socially, it's exactly what I was looking for. Feel free to reach out with questions..

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. walkability used to be much growing but now it's pretty good.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 2 years. Moved from Austin for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
real estate is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is average - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not very walkable outside downtown. And nightlife can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 7/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Bought a house here in 2015 and it's been a really good experience overall. Property values have gone up significantly since then.
