Hi all, Poverty rate is 5.9%, which is pretty low. Homes are going for about $269,400 on average. Property taxes are high but you get good services. Anyone in a similar situation?

I'm a real estate agent who relocated here from Baltimore about 2 years ago. The main reasons were family and quality of life.
Pros I've experienced:
- Great outdoor activities nearby
- Lots of new development happening
- Diverse dining options
Cons that are real:
- Limited high-paying job options
- Limited shopping options
Financially, we've found it improving compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are manageable, gas is surprisingly good.
Socially, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

I've been in Cedar Grove for 8 years. Moved from LA for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
construction is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Bugs and humidity in summer. And school system can be frustrating.
**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The community vibe is genuinely surprisingly good and I've found I love the pace of life here. My neighborhood (Oak Park) is competitive and I feel safe walking around at night.
But if you're coming from Nashville, be prepared for the culture shock. weather is completely different here. And Limited high-paying job options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

- Rising rent and home prices
Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are growing, gas is challenging.
