First post here. Been living here since 2019. Homes are going for about $419,800 on average. The unemployment rate is 3.3%, which is pretty low. Household incomes average around $144,426 in Greentree. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. Appreciate any input. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable.

Real talk - this place is not for everyone, and I think that's OK.
If you value job market, you'll love it. The public transit is genuinely excellent and I've found I'm still on the fence after all this time. My neighborhood (Highland) is affordable and I feel safe walking around at night.
But if you're coming from Miami, be prepared for the culture shock. weather is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Fairview for 15 years. Moved from Portland for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
consulting is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is hit or miss - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Urban sprawl is real. And walkability can be frustrating.
**Bottom line:**

I'm a physical therapist who relocated here from Baltimore about 11 years ago. The main reasons were work and cost of living.
Pros I've experienced:
- Decent public transit for the size
- Close to major attractions
- Lots of family-friendly activities
Cons that are real:
- Urban sprawl is real
- Limited entertainment options
Financially, we've found it better than expected compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is pretty good.
Socially, I genuinely enjoy living here. It's not for everyone but it works for us..
