Rent vs buy in Greenville -what makes sense?

Longtime lurker here, Homes are going for about $147,200 on average. The median home value here is around $147,200, which is actually reasonable. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. What are your go-to spots? It's a very car-dependent city, for better or worse. The weather takes some getting used to. I've been in South for 10 years. Moved from Baltimore for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
engineering is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is tough - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Winters are long and cold. And traffic can be frustrating.

**Bottom line:**

I'm a HR manager who relocated here from New York about 7 years ago. The main reasons were quality of life and retirement.

Pros I've experienced:
- Friendly community, easy to meet people
- Good schools in most areas
- Good airport with direct flights

Cons that are real:
- Summers can be brutally hot
- Road conditions need improvement

Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is tough.

I've lived in Oak Park for about 1 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Charlotte, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:

The downsides:

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The public transit is genuinely better than expected and I've found it's improved dramatically in recent years. My neighborhood (Midtown) is pricey and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. cost of living is completely different here. And Dating scene is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
